Overview

Rental Qualifications:

All prospective applicants 18 years of age and older, will be required to fill out a RealSource Property Management application and will be subject to credit and reference screening. The application and screening fee per person is $35.00. This fee is non-refundable once the credit report is run.

The following qualifications for renting must be met by each applicant.

  1. Each applicant must have positive credit, as is determined by a credit report by Equifax or any other credit reporting agency used by RealSource Property Management, Inc. Any bad debts, late payments, or other negative information will affect selection.
  2. Gross monthly income of the household must be at least 2.5 times the monthly rent.
  3. Each applicant must have a positive rental history and positive references for selection.
  4. A full deposit is required within 48 hours of acceptance, paid in a cashier's check or money order only.
  5. Applicants are accepted on “FIRST COME, FIRST QUALIFY, FIRST SERVE BASIS.”
  6. Residency selection based on all information provided.

We ask that applicants drive by the unit first. To set an appointment to view the inside of any property, contact the viewing agent listed on the RealSource contact page. It is advisable for you to bring a fully completed rental application with you when viewing a property. Due to the volume of inquiries, we will respond to and prioritize requests on a first come, first qualify, first serve basis.

Applicants must be 18 years of age or older (or an emancipated minor) to rent. All applicants 18 years or older must submit a fully completed application with a non-refundable background and application fee. You may download a rental application form our website or pick one up when viewing the unit. Applicant's income to rent ratio is only one factor we use in determining eligibility to rent.

We run a credit report and an eviction report on each applicant prior to offering a lease. We do not accept internet-generated credit reports or existing credit reports from applicants in lieu of our credit and eviction screening.

We contact references, and we may contact the applicant's current employer to verify employment status. We may interview applicants to discuss the information gathered from the reports and references, and we may request further data and supporting documentation including but not limited to proof of income.

RealSource Property Management Inc., reserves the right to change the qualification standards that are listed at any time.

Fees:

There is a $35.00 non-refundable application and background check fee required for each applicant 18 years of older. Each person, 18 years or older, who plans to reside in the property must submit an application, and it is our policy to screen each applicant for credit prior to offering the property for rent. The application and background check fee must be paid up front, and can be delivered in person at our office.

Move-In Process:

Once applicants are approved, a date for lease appointment is set. The security deposit must be delivered in form of money order or cashier's check within 48 hours of acceptance. It is not our policy to hold properties rent-free for an applicant who is unable to move in by an agreed upon date. At the lease appointment the first month's rent will be pro-rated and may be paid by personal check. We do not accept credit or debit cards for the security deposit or monthly rent payments.

Our leasing agent will inspect the unit with you prior your acceptance and occupancy. You will be provided a copy of the property condition form at the time of your initial walk thru. All items are presumed to be in good condition unless noted otherwise. No keys or occupancy will be delivered to a tenant until the lease or rental agreement has been fully executed.

Pet Policy / Smoking Policy:

Unless noted in the rental offering, pets and smoking are prohibited in all units offered by RealSource Property Management, Inc.
